A major apartment development proposed for Upper Mount Gravatt could deliver 175 new homes to Brisbane’s housing supply, with plans for three residential towers near Westfield Mt Gravatt and one of the city’s busiest public transport interchanges.

The development application seeks approval to redevelop five adjoining residential properties at 101 Mount Gravatt Capalaba Road and neighbouring lots on Mascar Street into a residential complex comprising three towers between nine and 10 storeys. The project would be delivered in two stages and offer a mix of one, two, three, and four-bedroom apartments.
Planning documents state the proposal has been designed to support higher-density living close to jobs, shopping and public transport while making a positive contribution to Brisbane’s housing supply. The site falls within the proposed Upper Mt Gravatt Centre Suburban Renewal Precinct, where future planning aims to accommodate more residents around an existing major centre.

The proposed development includes a range of communal facilities intended to support everyday living beyond individual apartments. Rooftop gardens, children’s play areas, barbecue areas, meeting rooms, a library and shared communal spaces, including shared mahjong tables, are planned across the complex. Two basement levels would provide 314 car parking spaces for residents and visitors.

According to the planning report, the buildings adopt a contemporary architectural style featuring recessed façades, articulated forms and varied materials to create visual interest while responding to Brisbane’s subtropical climate. The design also incorporates Brisbane’s “Buildings that Breathe” principles through features that promote natural light, ventilation and outdoor living.
The planning report states the site’s proximity to high-frequency public transport and commercial precincts makes it well suited to residential infill development. Future residents would be within walking distance of Westfield Mt Gravatt and the adjoining bus interchange, while nearby retail, dining and other services would also be easily accessible.
Supporting Future Growth
The proposal focuses on increasing housing within an established suburb served by retail, transport and community facilities. Planning documents state the built form has been designed to respond to the emerging character of the Mount Gravatt Capalaba Road corridor while contributing positively to the public realm.
The application was lodged by SCAS Leaf 4 Pty Ltd, a company established in 2025 and associated with SC Group. The planning report states the project aims to contribute to Upper Mount Gravatt’s transition toward higher-density urban living through a contemporary residential development close to an established major centre.
The development would replace the existing houses across the 4,599-square-metre site with a new apartment community, subject to approval through Brisbane City Council’s development assessment process. While the proposed Upper Mt Gravatt Centre Suburban Renewal Precinct Plan has not yet been finalised, the planning report states the proposal is consistent with the area’s emerging planning direction by delivering additional housing close to employment, services and high-frequency public transport.
